A large expansion of a housing development outside Pottsville is in the works.
Earlier this month, Schuylkill County Planning Commission reviewed plans for a 33-lot expansion of Seiders Hill in North Manheim Township. This expansion encompasses a little more than 32 acres of land that’s currently vacant.
Seiders Hill has entrances at Glenworth Road and Gordon Nagle Trail. The main road running through the development that first began in the early 1990s is Red Horse Road.
The land for the proposed expansion of Seiders Hill is zoned R-2 Medium Density Residential. Four previous subdivisions of Seiders Hill have been approved in the past, the first being in 1993 and the last in 2007.
Each lot is proposed to have a single-family home on it. The 33 new lots will be hooked up to public water and public sewer, according to the plans.
Plans also call for the construction of two new roads within the development, an expansion of Sajer Rd., which currently has two intersections with Red Horse Rd., and Quirk Drive, which leads to a cul de sac on the new phase of the development.
According to our review of documents submitted to the Schuylkill County Planning Commission, the applicant, BD and Diamond Fields East LLC, is seeking a waiver regarding the length of that cul de sac.
The Planning Commission’s job is to review the plans and make recommendations based on its findings to the North Manheim Planning Commission. In that review, the County Planning Commission recommends the township’s planning commission get the developer to state in full why it wants an exception to rules on cul de sacs.
Now that the County’s Planning Commission has reviewed the plans and made its recommendations, the matter goes back before North Manheim’s planning commission for their approval.

Let’s see who the buyers are. Young professionals? No, because professionals usually run as fast as they can from that particular county. Not so young professionals? No, bc whatever is left of them have already purchased houses. What is left? Non professionals of all levels who are struggling now to make a living.
The “good” news are, if it takes forever to build the economical and demographic situation might change.

Isn’t this proposed area very steeply sloped? Hard to imagine 33 more homes sitting on that site. Cliff dwelling at its best.

Well, the company is likely one person, who lives in Mohnton, PA and just formed this company in June of 2023, probably just for this project. Good luck.
