PUBLIC NOTICE: Schuylkill County Sheriff Sale – Aug. 21, 2026

The following is a Public Notice from the Schuylkill County Sheriff’s Office.

Schuylkill County Sheriff’s Office — Conditions of Sale

  1. The properties are owned by the debtors until they are sold the day of sale. They are not open for public viewing. The sheriff sells all the right, title and interest of the Defendant in the property. The properties are sold “AS IS” with no expressed or implied warranties or guarantees whatsoever. The sheriff and Bid4Assets shall not be liable as a result of any cause whatsoever for any loss or damage to the properties sold. In anticipation of participating in the auction and purchasing a property, the bidder assumes all responsibility for due diligence. It is the responsibility of the bidder to investigate any and all liens, encumbrances and/or mortgages held against the property which may not be satisfied by the post-sale Schedule of Distribution under Pa.R.C.P. 3136. For example, you may buy a property with numerous liens requiring you to pay a lot more money than what you bid for the property, and you must, under the law, pay these lien holders to clear what is now your title. This is solely your responsibility. All liens registered on properties can be obtained at the Prothonotary office in the Court House. A title search is recommended.
  2. Prospective bidders must complete the Bid4Assets online registration process to participate in the auction. All bidders must submit a $2,500 deposit (plus a $35 processing fee) to Bid4Assets before the start of the auction. This single deposit will be associated with a particular auction date and allows a bidder to bid on all auctions that close on that particular date. The successful bidder shall pay any deficiencies between the deposit and 10% of the final sale price, plus a 1.5% buyer’s premium on the final sale price, by 4 p.m. ET on the first business day after the auction. The successful bidder shall pay the exact amount of the remaining balance (balance owed after 10% is paid) within 10 business days of the sale. If the payment date falls on a federal holiday, the payment deadline shall be the close of business on the first business day after that. Payments shall be made to Bid4Assets. If the successful bidder does not satisfy any payment deadlines, all monies shall be forfeited, and the sheriff reserves the right to sell the property to a backup bidder.
  3. If a purchaser does not comply with the payment terms, the bidder will be considered a “non-performing bidder” and will be banned from future Schuylkill County sheriff sales for a period of six (6) months. For a second offense, a bidder will be banned for a period of one (1) year. Any further offenses will be considered for a permanent ban from participation.
  4. The purchaser is responsible for all unpaid real estate taxes and municipal liens. The sheriff is not responsible for any unpaid taxes or liens except those included in the Schedule of Distribution.
  5. All municipal claims must be filed in the sheriff’s office within 7 calendar days of the sale and must be filed on municipality letterhead. If they aren’t filed within 7 calendar days of the sale, the purchaser is responsible to pay.
  6. Upon the failure to comply with these conditions of sale, any money paid on account shall be forfeited by the purchaser and shall be applied to the costs of the sale and the costs of any subsequent sale, and nothing herein shall relieve the purchaser from liability for all costs and damages arising out of such noncompliance. If the executing creditor registers its highest bid and the purchaser defaults, then the executing creditor shall be deemed to be the purchaser.
  7. The sheriff shall not be liable for loss or damage to the premises sold resulting from any cause whatsoever and makes no representation or warranty regarding the condition of the premises.
  8. The Realty Transfer Tax Statement of Value forms shall be prepared by the purchaser and returned to the sheriff’s office within ten (10) days from the date of the sale.
  9. The plaintiff’s attorney shall submit their “upset price” at least one hour prior to the start of the auction. The “upset price” is the least amount the plaintiff will accept for a property. The bidding will start at costs.
  10. The bidding will begin at 10 a.m. on the day of the sale and end at 12 p.m. the same day. End time may change due to continued bidding.
  11. All bidding shall be in increments of $500 (five hundred and 0/100 dollars).
  12. The winning bidder shall comply with all post-sale instructions required by the sheriff’s office and Bid4Assets. The winning bidder shall be responsible for the cost of preparing the deed and such other costs that are imposed by law. These costs are withdrawn from the payment received from the winning bidder.
  13. The plaintiff, at the discretion of the sheriff’s office, can at any time cancel the sale prior to the auction for any reason that may arise.
  14. Poundage will be paid on the final sale price.
  15. In the event of a default by the highest bidder, the next highest bidder may be notified by Bid4Assets. The sheriff may choose at their discretion to settle with the next highest bidder who has complied with all the conditions of sale.
  16. The sheriff’s office recommends that you seek the advice of an attorney to review the pros and cons of a sheriff sale purchase.
  17. The sheriff’s office does not guarantee clear title to any property being sold.

Properties in the Aug. 21, 2026 Schuylkill County Sheriff Sale

A total of 77 properties are scheduled for auction. Bidding opens at 10 a.m. and closes at 12 p.m. on Friday, Aug. 21. All bidding is online through Bid4Assets, all properties open at a $1 minimum bid, and all bids must be in $500 increments.

Properties are grouped by municipality. This list reflects the county’s report generated July 31, 2026, and does not include sales already postponed or stayed. Listings can be postponed or withdrawn at any time before the auction.

Settlement Instructions

The purchaser shall pay the balance of 10% of the purchase price plus a 1.5% buyer’s premium (on the total purchase price) by 4 p.m. ET on the next business day after the auction. The purchaser shall have 10 business days from the auction date to pay the remaining balance. Payments shall be made to the Schuylkill County Sheriff.

No exceptions will be made. If the payment policy is not adhered to, the winning bidder will forfeit their deposit to the Schuylkill County Sheriff’s Office and may be banned from future sales.

The exact settlement cutoff date and time will be listed in the Deed Wizard settlement process after the close of the auction(s). A $35 per-parcel-won administrative fee will be added to the final sale price.

Key Information

Registration

Create a Bid4Assets account, which is required to participate in any sheriff auction. The process is quick, free and easy. If you already have an account, proceed to the deposit instructions.

Deposits

  1. Only one deposit is required per auction date. This single deposit allows you to bid on all of the auctions closing on that particular date.
  2. Only reference the deposit ID listed in the instructions. This ID is unique to each sheriff auction. Regardless of which auction IDs you will be bidding on, use the deposit ID in the instructions.
  3. Only certified check, money order or wire transfer are accepted. ACH, direct deposit, credit card or money transfers will be rejected. Do not deposit funds directly into Bid4Assets’ escrow account.
  4. There is no limit to the amount that you can bid. The bid deposit does not cap your bidding; it is simply a requirement to participate. Do not send more money than the required deposit or your deposit may be rejected.
  5. Allow up to 48 business hours to acknowledge receipt of your deposit. You will be notified by email and in your message center when you are cleared to bid. Certified checks and money orders may take an additional business day to process.
  6. For deposits received after the deadline, no guarantees can be made for participation. Bid4Assets’ deposit services team works to clear deposits as quickly as possible, even late ones.

eCheck Information

What is an eCheck?

An eCheck is a check that is emailed and printed rather than mailed. In short, it is a regular check with all the features of a traditional bank check. Once printed, eChecks can be deposited like any other check: at your bank, at an ATM or using a mobile banking app.

Why use an eCheck?

eChecks are quicker, safer and more convenient than traditional paper checks. With eChecks, Bid4Assets can refund bidders on the same day their check is issued, saving the average bidder five to seven days waiting for the mail to be delivered.

Do I need to request an eCheck?

No. All non-winning bidders will be refunded by eCheck automatically upon completion of the post-sale audit.

Do I need to create an account with Deluxe eChecks to receive my refund?

No. All recipients have the option to print their check as a “guest.” There is no cost and you do not need an account with a third party to receive your check. You may wish to create an account, particularly if you participate in many sales, to save time and unlock additional deposit options.

What happens if I do not see my refund email, or I have trouble loading the message?

Check your spam or junk folder first. If you still do not see the check, let the Bid4Assets deposit team know and they will send the check by PDF.

Is there anything I should do while waiting for my check?

No, but it’s a good idea to add app@echecks.com to the contact list in your email so the check does not go to your spam folder.

What if I prefer or require a physical check be mailed to me?

If you’d like a check mailed to you instead of an eCheck, let Bid4Assets know during or soon after a sale ends. They will mail your refund instead of emailing it.

Researching Property

Bidders are urged to examine the title, location and desirability of the properties to their own satisfaction prior to the sale. A complete list of properties available for auction is available on the auction page. Buying a sheriff sale property is a complex transaction, and it is always recommended that buyers seek legal counsel.

A list of frequently asked questions, as well as a tax sale glossary, is available in the auction site’s navigation pane. If you have additional questions after reviewing the information in the auction, contact the county in which the property is located using the contact information below.

How to Bid

When you are ready to place a bid, click “Place Bid” on the auction page. Enter your bid amount in the Bid Amount box and be sure to agree to all the terms. At the bottom of the bid window, you will be prompted to re-enter your Bid4Assets password as a security measure. A more comprehensive, step-by-step guide to bidding is available by clicking here.

What is an auto bid?

An auto bid is a maximum proxy bid which is held in confidence by the system. Bid4Assets will use only as much of the maximum bid as is necessary to maintain the bidder’s high bid position or to meet the reserve. If two bidders place auto bids for identical amounts on the same auction, the earlier bid will be the leading bid.

Examples:

  • If the auction has a minimum bid of $200 and you enter a maximum bid of $400, your bid will automatically be placed at $200. Your bid will automatically increase as other bidders participate, up to your $400 maximum.
  • If the auction has a reserve price of $20,000 (hidden from bidders) and you enter an auto bid of $18,000, your bid will automatically be placed at $18,000. The reserve price has not been met, so there will be no winning bidder unless additional bids are placed.
  • If the auction has a reserve price of $20,000 (hidden from bidders) and you enter an auto bid of $21,000, your bid will automatically be placed at the reserve price of $20,000. If another bidder jumps in, your bid will automatically increase until you meet your $21,000 maximum.

What is overtime?

Overtime is an extension of the auction close time and keeps an auction open as long as there is active bidding. It occurs automatically when a bid is placed within the last few minutes of an auction. The auction will remain open until an entire overtime increment has passed without any bidding. The overtime increment is indicated on the auction listing.

How can I monitor my auctions?

When bidding on multiple properties, it is advisable to bid on only one auction at a time. You can find a list of properties that you have bid on in the “My Bid List” tab of your profile. You will also receive confirmations of your placed bids, as well as notifications that you have been outbid, in your message center.

Can I bid on withdrawn or postponed auctions?

No. Auctions must be live in order for you to place a bid. If a property is withdrawn or postponed by a county for any reason, it is no longer open for bidding. Bid4Assets does not have knowledge of why a property is withdrawn or postponed.

After the Auction

At the close of an auction, the highest bidder will be deemed the winner. After all the auctions in the county have closed, winning bidders will be notified in their message center with a congratulatory message that also alerts them to settlement requirements. The winning bidder will see each of the parcels they won listed as a link to DeedWizard, which allows bidders to provide vesting information and access settlement instructions. Any bidder who does not win a parcel, or who never participates in the auction after submitting a deposit, will receive a refund.

Winning bidders

  • Winning bidders will be notified in their message center after the close of the auctions. A DeedWizard link is provided for quick and easy transfer of vesting information.
  • Review the county terms of sale for the payment deadline and make sure you have enough funds on hand to meet it.
  • When making a settlement payment, reference the auction IDs for the specific parcels you won.
  • Your deed will be transferred by the county within the timeframe specified in the county’s terms of service. Generally, this can be anywhere from three weeks to three months. For questions relating to the timeline on recording the deed, contact the county.

All other participants

  • Any bidder who does not win one or more parcels after submitting a deposit will be refunded automatically, with no need for a request.
  • Refund checks will be sent via eCheck shortly after the close of the auction. Bidders will be notified via an additional email when their eCheck refund has been sent.
  • Refund eChecks will be sent to the email address associated with a bidder’s profile on Bid4Assets and made out to the name associated with that bidder’s Bid4Assets account. Make sure this information is up to date before submitting a deposit.
